Secluded island with a fully-furnished house and even its own BOAT hits the market for $4million - after it was first bought in 1885 for just £30

An island oasis purchased as a joke in 1981 is back on the market for just $4 million.
The 1.6 hectare island which is marketed as a 'once in a life time opportunity' and boasts a 'state-of-the-art abode' is just off the coast of Port Stephens.
Garden Island was first purchased by pioneering family the Whites in 1885 for £30. The family bought it from the the AA Company.
The only other sale of the island came in 2001 when Ken Derry purchased it for $480,000 after telling his wife he 'might buy it'.

'I ended up going to the auction and was stupid enough to buy it,' Mr Derry previously told the Newcastle Herald.
The island at the time was undeveloped and had to be completely cleared of flowering plants to make way for the stylish and elegant residence. 
The island, which boasts a two bedroom home and a guest retreat is being sold fully furnished and comes with a boat and a car - even though the island is water locked.
The build took two years as material had to be shipped over in barge-loads.

And if that's not enough there is room enough to build a helipad.  
McGrath Terrigal agent Adrian Culpin  said that since going on the market the interest has been phenomenal.
'I've had phone calls from the United States, Fiji, Hong Kong, Sydney, Melbourne, the Gold Coast,' he told The Blayney Chronicle.
'We haven't even shown anyone the island yet. We're waiting for a break in the weather.     
Mr Derry had previously put the Island on the market for $6 million in 2012.
